Legal Disclaimer

1. Purpose of This Disclaimer
This Legal Disclaimer explains what BreakupLease does, what it does not do, and what your responsibilities are when you use our documents. It is written to be clear and honest — because misusing self-help legal documents can have serious consequences.
2. We Are Not Your Attorney
BreakupLease is a self-help document preparation service. We provide standardized legal document templates for renters in the United States. We are not a law firm, and none of the content on this Site constitutes legal advice.
Using this Site, purchasing a document kit, or corresponding with us by email does not create an attorney-client relationship. No attorney-client privilege attaches to any communication you have with us.
3. What We Provide
We provide:
- State-specific legal document templates;
- Educational information about landlord-tenant law in the states we cover;
- Automated tools that populate our templates with the information you enter into our questionnaire.
4. What We Do Not Provide
We do not provide:
- Legal advice, legal opinions, or legal strategy;
- Representation in negotiations or in court;
- Review of your specific situation or lease;
- Customization of documents beyond the fields in our questionnaire;
- Guarantees of any particular outcome;
- Guarantees that any document will be accepted by a landlord, a court, or any other party.
5. No Guarantee of Outcome
Every landlord-tenant situation is different. The outcome of any tenancy transition depends on factors outside our control, including:
- Your specific lease terms;
- Your state’s or city’s law at the time of use;
- Your landlord’s willingness to cooperate;
- Your roommates’ willingness to cooperate;
- The specific facts of your case.
We do not guarantee that your landlord will accept a notice, sign a release, return a deposit, or refrain from pursuing legal action. We do not guarantee that any court will uphold a document we provide.
The documents we provide are tools — not outcomes.
Think of our documents the same way you would think of a template for a business contract. We help you produce a professionally formatted document. We do not and cannot control how the other parties will respond, or how a court would interpret the document in a dispute.
If your situation involves significant money, a hostile landlord, an active legal dispute, or unusual lease terms, we strongly recommend you consult a licensed attorney in your state.
6. State Law Varies — and Changes
Landlord-tenant law is state-specific and can also vary at the city level (for example, the Chicago Residential Landlord and Tenant Ordinance differs significantly from the rest of Illinois). Our documents are designed to reflect the law as it stood on the “Last updated” date at the top of this page.
Laws change. Statutes are amended. Court rulings reinterpret existing law. We cannot guarantee that a document reflects the most current version of the law in your jurisdiction.
Before using any document, we recommend you verify that it complies with the current law in your state. Free resources include your state’s official legislature website, your county court’s self-help center, and legal aid organizations.
7. We Do Not Review Your Documents
We do not review the content of the documents you generate. We do not verify that the information you entered is accurate. We do not check that the documents apply to your specific situation.
You are solely responsible for:
- Entering accurate information into our questionnaire;
- Reviewing every document before signing or sending it;
- Ensuring that the documents you use are appropriate for your situation and comply with applicable law;
- Following all legal procedures correctly — including delivery methods (certified mail, in-person delivery, etc.) required by your state’s statutes.
8. Delivery Methods Matter
Many landlord-tenant procedures require specific delivery methods. For example, some states require that deposit demand letters be sent by certified mail with return receipt. If you send a legally valid letter by the wrong delivery method, it may not have the legal effect you intend.
Our kit includes delivery recommendations for each document. However, you are responsible for following the correct procedure in your jurisdiction.
9. No Lawyer-Client Relationship
Because no attorney-client relationship exists between you and BreakupLease:
- You should not consider our documents a substitute for legal advice from a licensed attorney;
- You should not assume that our templates cover every scenario that could arise in your case;
- You should not delay seeking legal advice because of something you read on our Site.
10. When You Should Consult a Lawyer
We recommend that you consult a licensed attorney in your state if any of the following apply to you:
- You have already received a legal notice, court summons, or eviction filing;
- Your landlord is represented by an attorney;
- Your situation involves amounts over $10,000;
- Your lease contains unusual terms you do not understand;
- You are unsure whether a document applies to your situation;
- You are dealing with a dispute about habitability, discrimination, retaliation, or domestic violence protections;
- You are a tenant in a rent-controlled or subsidized housing unit.
Many resources are available to help you find an affordable or free attorney, including legal aid organizations, law school clinics, and your local bar association’s referral service.
11. Accuracy of Information
While we make reasonable efforts to keep our content accurate and up to date, we make no warranty that the information on this Site or in our documents is complete, accurate, or applicable to your specific situation.
The information provided is for general educational purposes only. It is not intended as legal advice, and it may not reflect the most recent legal developments in your jurisdiction.
12. Limitation of Liability
To the maximum extent permitted by law, BreakupLease and its owners, employees, and agents shall not be liable for any damages arising out of your use of our documents or Service, including any decision you make based on information from this Site.
Our total liability arising out of or relating to your use of the Service shall not exceed the amount you paid us for the applicable document kit.
